Buyer Terms & Guidelines

Welcome to Vasasthala.

These Buyer Terms & Guidelines explain the rules that apply when you use Vasasthala as a buyer or property seeker.

By registering as a buyer, browsing properties, accessing seller information, using contact credits, or purchasing buyer services, you agree to these guidelines together with our main Terms & Conditions, Privacy Policy, and other applicable policies.

1. Purpose of the Buyer Service

Vasasthala provides an online platform where buyers and other property seekers can discover property listings and, where eligible, connect with sellers.

The platform may be used to search for properties for:

  • Purchase
  • Rent
  • Lease
  • Other property purposes supported by the platform

Vasasthala is a marketplace platform and is not automatically a party to any transaction between a buyer and seller.

2. Buyer Registration

Some features require a registered account.

When registering, you must provide accurate information and must not create an account using another person’s identity.

A mobile number may be required for verification.

You are responsible for maintaining the security of your account and for activity carried out through it.

3. Buyer Contact Credits

The platform may provide registered buyers with free contact credits.

The current planned allowance is:

20 free contact credits.

A contact credit allows an eligible buyer to unlock seller contact information associated with an eligible property.

The availability, number, and conditions of free credits may be changed in the future where reasonably necessary.

4. Using a Contact Credit

When you choose to access a seller’s contact information through an eligible property, one contact credit may be deducted from your account.

The platform may maintain a record of:

  • Buyer account
  • Property accessed
  • Date and time of access
  • Credit used
  • Related transaction information

A successful contact unlock does not guarantee that the seller will respond or that a property transaction will take place.

5. Additional Contact Credits

After using the available free credits, buyers may be able to purchase additional contact credits.

For example, the platform may offer:

20 additional contacts for ₹50.

The actual price and quantity available will always be shown before payment.

Purchased credits are subject to the conditions displayed at the time of purchase.

6. Contact Credit Purchases

Before purchasing additional credits, buyers should review:

  • Price
  • Number of credits
  • Applicable validity
  • Usage conditions
  • Refund and cancellation terms

Payments are processed through the payment method made available by Vasasthala.

The platform’s Refund & Cancellation Policy applies to these purchases.

7. Contact Information Must Be Used Responsibly

Seller contact information accessed through Vasasthala is provided for genuine property-related communication.

You must not:

  • Sell seller contact information
  • Publish it publicly
  • Share it with unauthorized third parties
  • Add it to marketing databases without permission
  • Send spam
  • Harass the seller
  • Make repeated unwanted calls or messages
  • Use the information for unrelated commercial purposes
  • Use it for unlawful activity

Misuse may result in suspension or permanent loss of contact-access privileges.

8. Seller Response Is Not Guaranteed

Using a contact credit does not guarantee:

  • A phone call will be answered
  • A seller will respond to a message
  • The property will still be available
  • The listed price will remain unchanged
  • The seller will agree to a transaction
  • A property visit will be arranged
  • A purchase, rental, or lease will occur

The contact-credit system provides access to available seller contact information; it does not guarantee a successful property transaction.

9. Property Information

Property information is generally provided by sellers or other listing contributors.

Buyers should independently verify important information before making any decision.

This may include:

  • Property ownership
  • Seller identity
  • Title
  • Documents
  • Approvals
  • Location
  • Property size
  • Price
  • Availability
  • Building condition
  • Encumbrances
  • Legal status
  • RERA or other applicable registration
  • Taxes and dues

A property appearing on Vasasthala does not by itself mean that the property has been verified or approved by Vasasthala.

10. Property Visits and Verification

Buyers should exercise reasonable care before visiting a property or entering into a transaction.

Where appropriate, buyers should verify property documents and obtain professional advice from qualified legal, financial, property, or technical professionals.

Do not make significant payments based solely on information contained in an online listing.

11. Transactions With Sellers

Any agreement between a buyer and seller is entered into between those parties.

Vasasthala is not automatically a party to:

  • Sale agreements
  • Rental agreements
  • Lease agreements
  • Token payments
  • Advance payments
  • Brokerage arrangements
  • Property loans
  • Other agreements between users

Buyers should ensure that appropriate documentation is completed before entering into a transaction.

12. Buyer Conduct

Buyers must use the platform honestly and responsibly.

You must not:

  • Create fake accounts
  • Create duplicate accounts to obtain additional free credits
  • Attempt to bypass payment requirements
  • Manipulate contact-credit systems
  • Scrape or collect seller information in bulk
  • Harass sellers
  • Publish false reports
  • Attempt unauthorized access
  • Use the platform for scams or fraud
  • Upload unlawful content
  • Interfere with website security or functionality

13. One Person Should Not Abuse Multiple Accounts

The platform may use mobile-number verification and other technical measures to prevent abuse of free services.

Creating multiple accounts solely to obtain additional free contact credits or other benefits is not permitted.

Where abuse is identified, Vasasthala may restrict or remove duplicate accounts and associated benefits.

14. Contact Credit Errors

If you believe a contact credit was deducted incorrectly, please contact us as soon as possible.

We may review relevant records, including:

  • Account information
  • Property accessed
  • Credit balance
  • Transaction information
  • Technical logs

If a genuine technical error is confirmed, we may restore the affected credit or provide another appropriate resolution.

15. Refunds for Contact Credits

A contact credit that has been successfully used to access seller information is generally considered consumed.

A buyer normally will not receive a refund simply because:

  • The seller did not answer
  • The seller did not respond
  • The buyer changed their mind
  • The property was no longer suitable
  • The property was sold or rented later
  • The buyer decided not to proceed

Refunds and other payment-related matters are governed by the Refund & Cancellation Policy and applicable law.

16. Account Suspension

Vasasthala may suspend, restrict, or terminate a buyer account where we reasonably believe that the buyer:

  • Violated these Buyer Terms
  • Misused seller contact information
  • Attempted fraud
  • Abused contact credits
  • Created multiple accounts to bypass restrictions
  • Harassed other users
  • Attempted unauthorized access
  • Violated applicable law
  • Created a security or safety risk

Serious violations may result in immediate restriction.

17. Account Deletion

A buyer may request account deletion according to the available account-deletion process.

Deleting an account does not automatically:

  • Refund previous purchases
  • Restore used contact credits
  • Reverse completed contact unlocks
  • Create a new free-credit entitlement
  • Remove transaction records that must legally or legitimately be retained

Any remaining data will be handled according to our Privacy Policy.

18. No Guarantee of Property Availability

Property listings can change quickly.

A property that appears available when you view it may later become:

  • Sold
  • Rented
  • Leased
  • Withdrawn
  • Expired
  • Temporarily unavailable

Vasasthala cannot guarantee that every listing will remain available at all times.

19. No Guarantee of Property Accuracy

Although we may take steps to maintain the quality of the platform, Vasasthala does not guarantee that every seller-provided listing is complete, accurate, current, or free from errors.

Buyers should verify important information directly with the seller and through appropriate independent sources.

20. Safety and Fraud Awareness

Buyers should be cautious when communicating with unknown sellers.

You should be careful about requests for:

  • Large advance payments
  • Payments to unrelated accounts
  • Personal banking credentials
  • OTPs
  • Passwords
  • Unnecessary identity documents
  • Other sensitive information

Vasasthala will not normally ask you to share your account password or OTP with another user.

If you suspect fraud or suspicious activity involving a listing or user, report it to us.

21. Reporting a Property or User

If you believe a listing or user is:

  • Fraudulent
  • Misleading
  • Abusive
  • Inappropriate
  • Suspicious
  • In violation of our Terms

you may report the issue through the available reporting or support channels.

We may investigate reports and take appropriate action where necessary.

22. Privacy

Information collected from buyers is handled according to our Privacy Policy.

This may include information relating to:

  • Account registration
  • Mobile verification
  • Property searches
  • Contact-credit usage
  • Contact unlocks
  • Purchases
  • Support requests
  • Technical activity

23. Changes to Buyer Services

Vasasthala may change buyer features, free-credit allowances, contact-credit pricing, eligibility requirements, or other services from time to time.

Changes may be introduced as the platform develops.

The applicable terms and pricing displayed before a purchase will normally apply to that purchase.

24. Acceptance

By registering as a buyer, accessing seller contact information, using contact credits, or purchasing buyer services, you confirm that you have read and agree to these Buyer Terms & Guidelines.

If you do not agree with these terms, please do not use buyer-specific services.
