Seller Terms & Conditions

Effective Date: August 22, 2026

These Seller Terms & Conditions apply to users who register or use Vasasthala as a seller, owner, dealer, agent, representative, or other person authorized to advertise a property on the platform.

By creating a seller account, submitting a property, publishing a listing, purchasing a seller plan, or otherwise using seller features, you agree to these Seller Terms along with the main Terms & Conditions and Privacy Policy of Vasasthala.

1. About the Seller Service

Vasasthala provides an online platform through which eligible sellers can publish property listings and connect with people interested in buying, renting, or leasing property.

Vasasthala does not automatically become the owner, broker, agent, representative, or legal party to a property transaction merely because a property is listed on the platform.

The seller remains responsible for the property and the information submitted about it.

2. Who Can Post a Property

A seller may include:

  • Property owners
  • Authorized representatives
  • Real estate dealers
  • Brokers or agents
  • Other persons who have legitimate authority to advertise the property

You must have the necessary right, permission, authorization, or lawful basis to advertise a property.

If you are posting a property on behalf of someone else, you are responsible for ensuring that you are authorized to do so.

3. Accurate Seller Information

When creating a seller account, you must provide accurate information.

This may include:

  • Name
  • Mobile number
  • Email address
  • Profile information
  • Other information requested by the platform

You must not register using another person’s identity or intentionally provide false information.

4. Mobile Number and Free Plan Eligibility

A verified mobile number may be used to identify a seller account and administer the Free Seller Plan.

The platform’s current rule is:

One mobile number = one lifetime Free Plan entitlement.

The Free Plan may provide up to 20 listing slots, subject to eligibility and the current platform rules.

Creating additional accounts with different details to obtain additional Free Plan benefits is not permitted.

Deleting an account does not automatically restore the Free Plan entitlement associated with the same mobile number.

5. Seller Plans

Vasasthala may offer the following seller plans:

Free Plan

  • Price: ₹0
  • Up to 20 listing slots, subject to eligibility

Silver Plan

  • Price: ₹299
  • 50 listing slots
  • 3-month plan validity

Gold Plan

  • Price: ₹699
  • 150 listing slots
  • 3-month plan validity

Plan prices, benefits, limits, and features may change in the future.

The plan information and price displayed at the time of purchase will normally apply to that transaction.

6. Seller Plan Expiry

Paid seller plans are valid for the period displayed at the time of purchase.

When a plan expires:

  • The plan does not automatically renew unless expressly stated otherwise.
  • Unused slots do not carry forward to a future plan.
  • Purchasing a new plan provides the slot allowance associated with the new plan.
  • Existing valid properties may continue according to their own property validity period and the platform’s rules.

Plan expiry alone does not automatically cancel or delete every previously published property.

7. Listing Slots

Listing slots determine the seller’s available capacity for publishing or performing actions that require an additional slot.

The platform may show the seller’s current slot usage and available capacity.

Under the current property system:

  • Active published properties occupy active listing capacity.
  • Draft properties do not occupy active listing capacity.
  • Expired properties do not occupy active listing capacity.
  • Properties in Trash do not occupy active listing capacity.
  • Permanently deleted properties do not occupy active listing capacity.

The platform may prevent an action requiring a slot when the seller does not have sufficient available capacity.

8. Publishing a Property

A seller may create a property through the platform’s property submission process.

The seller is responsible for completing all required information accurately.

Depending on the property and its purpose, the platform may require information relating to:

  • Property purpose
  • Property type
  • Price
  • Size
  • Property details
  • Furnishing
  • Availability
  • Location
  • PIN code
  • Photos
  • Videos
  • Other relevant information

A seller must not intentionally provide false or misleading information to obtain publication.

9. Property Purpose and Type

The platform may support property purposes such as:

  • Sale
  • Rent
  • Lease

Property types may include categories such as:

  • Apartment
  • House
  • Villa
  • Plot
  • Commercial property
  • Agricultural land
  • Industrial property

The seller must select the category that most accurately represents the property.

The platform may restrict or request additional information depending on the selected purpose and property type.

10. Seller Responsibility for Property Details

The seller is solely responsible for the accuracy and completeness of the information submitted in a listing.

This includes information relating to:

  • Ownership
  • Price
  • Location
  • Property size
  • Property type
  • Availability
  • Amenities
  • Furnishing
  • Documents
  • Approvals
  • Images
  • Videos
  • Contact information
  • Other claims made in the listing

Vasasthala does not guarantee the accuracy of information supplied by sellers.

11. Ownership and Authority

By submitting a property, you confirm that:

  • You have the right or authorization to advertise the property.
  • The information provided is not knowingly false.
  • You will not intentionally misrepresent ownership or authority.
  • You will provide accurate information when requested for legitimate verification.

Vasasthala may request additional information or evidence where a listing is reported, flagged, or otherwise requires review.

12. Property Documents and Verification

Unless a listing is specifically marked as verified through an identified verification process, publication on Vasasthala does not mean that the property has been legally verified.

Vasasthala does not automatically verify:

  • Title
  • Ownership
  • Encumbrances
  • Building approvals
  • Land conversion
  • RERA status
  • Tax records
  • Litigation status
  • Government permissions
  • Seller authority
  • Other legal or technical matters

Sellers must comply with applicable property laws and regulations.

13. Property Photos and Videos

Sellers may upload photographs and videos subject to the limits applicable to their plan.

Under the current plan rules, Silver and Gold sellers may upload up to:

10 images + 1 video per property.

Uploaded media must:

  • Relate to the property being advertised.
  • Be lawful.
  • Not intentionally mislead users.
  • Not infringe another person’s rights.
  • Not contain inappropriate or prohibited material.

Sellers must have the necessary rights or permission to upload the media.

14. Prohibited Seller Content

Sellers must not publish:

  • Fake property listings
  • Fraudulent ownership claims
  • Intentionally misleading prices
  • False property descriptions
  • Duplicate listings created to manipulate search results
  • Content belonging to another person without permission
  • Illegal property offers
  • Misleading guarantees
  • Content that violates applicable law
  • Content intended to scam or deceive users

We may remove or restrict such listings and may take action against the associated account.

15. Duplicate Listings

A seller should not repeatedly publish the same property in multiple listings for the purpose of gaining unfair visibility, bypassing listing limits, or manipulating search results.

Where duplicate listings are identified, Vasasthala may:

  • Remove duplicate listings
  • Keep one appropriate listing active
  • Restrict publication
  • Request clarification
  • Suspend the account in serious cases

16. Property Validity

Published properties may remain active for 90 days under the current platform rules.

After the applicable validity period ends, the property may become expired and may no longer appear as an active listing.

The seller remains responsible for keeping the property information current while the listing is active.

17. Boost and Renew

Eligible sellers may use the Boost/Renew feature to refresh an eligible property.

A successful Boost/Renew action may:

  • Update the property’s publication date
  • Reset the property start date
  • Reset the property expiry date
  • Provide a new 90-day validity period

Each Boost/Renew action that requires a slot consumes one additional listing slot.

18. Permanent Slot Consumption

A seller’s listing capacity is consumed according to the platform’s publication and Boost/Renew rules.

Once a slot has been consumed for a publication or eligible Boost/Renew event, the slot is not automatically returned when the property later:

  • Expires
  • Goes to Trash
  • Is restored
  • Is permanently deleted

Sellers should therefore consider available listing capacity before publishing or Boosting properties.

19. Unlimited Boost Attempts

The platform may allow sellers to attempt Boost/Renew actions without a separate fixed Boost-count limit.

However, an action requiring a listing slot can be completed only when the seller has sufficient available capacity and meets the other applicable requirements.

“Unlimited Boosts” does not mean unlimited free slot consumption.

Each successful Boost/Renew requiring a slot consumes the applicable listing capacity.

20. Draft Properties

Sellers may save incomplete properties as drafts.

Draft properties:

  • Are not active public listings.
  • Do not occupy active listing capacity.
  • May be edited before publication.

Under the current platform rules, unused drafts may be automatically removed after 7 days.

Where a draft is permanently deleted, associated temporary media or property data may also be removed.

21. Properties in Trash

A seller may move an eligible property to Trash.

A property in Trash:

  • Is not an active public listing.
  • Does not occupy active listing capacity.
  • May remain recoverable for a limited period.

The current Trash retention period is 30 days.

After that period, the property may be permanently deleted.

22. Restoring a Property

A seller may be able to restore a property from Trash, subject to platform rules.

If the property is still valid and the seller has sufficient available active listing capacity, it may be restored as an active property.

If the property has already expired, restoration may return it as an expired property rather than automatically making it active.

Restoration does not refund or restore previously consumed listing capacity.

23. Seller Contact Information

Seller contact information may be made available to eligible buyers through the platform’s contact-access system.

Sellers should understand that the purpose of providing contact information is to allow genuine interested users to communicate with them.

Sellers should not intentionally provide false contact information.

24. Buyer Communications

Sellers are responsible for their interactions with buyers.

Sellers should communicate honestly and professionally and must not:

  • Harass buyers
  • Threaten buyers
  • Mislead buyers
  • Request unlawful payments
  • Misuse buyer information
  • Engage in fraudulent activity

Any transaction or agreement between a seller and buyer is their responsibility.

25. Property Transaction Responsibility

Vasasthala is not automatically a party to a sale, purchase, rental, lease, brokerage agreement, advance payment, token payment, or other transaction between a seller and buyer.

Sellers are responsible for complying with applicable laws and completing appropriate verification and documentation before entering into a property transaction.

26. Payments and Paid Seller Services

Where a seller purchases a paid plan or other paid service, payment must be completed through the payment method provided by Vasasthala.

Paid services may include:

  • Silver Plan
  • Gold Plan
  • Boost/Renew services
  • Other seller services introduced in the future

The applicable price and service benefits will be displayed before payment.

Refunds and cancellations are governed by the platform’s Refund & Cancellation Policy.

27. No Automatic Renewal

Unless the platform specifically states otherwise, seller plans do not automatically renew when their validity period ends.

A seller who wants continued access to paid-plan benefits may need to purchase a new plan.

28. Seller Account Suspension

Vasasthala may suspend, restrict, or terminate seller access where we reasonably believe that the seller:

  • Violated these Seller Terms
  • Submitted fraudulent listings
  • Repeatedly posted misleading information
  • Misused the Free Plan
  • Created duplicate accounts to bypass restrictions
  • Misused buyer information
  • Attempted payment fraud
  • Abused platform features
  • Violated applicable law
  • Created a security or safety risk

Serious violations may result in immediate restriction.

29. Removal of Property Listings

We may remove, hide, restrict, or modify the visibility of a property where reasonably necessary because of:

  • Policy violations
  • User reports
  • Fraud concerns
  • Incorrect or misleading information
  • Legal requirements
  • Security concerns
  • Duplicate listings
  • Technical or operational reasons

Removal of a listing due to seller misconduct does not automatically create a refund entitlement.

30. Seller Account Deletion

A seller may request deletion of their account.

Deleting the account does not automatically:

  • Restore consumed listing slots
  • Refund paid plans
  • Restore used Boost/Renew capacity
  • Restore used buyer or seller benefits
  • Restore the lifetime Free Plan entitlement associated with a previously used mobile number

Certain records may be retained where required for legal, financial, security, fraud-prevention, or legitimate business purposes.

31. Seller Responsibility for Legal Compliance

Sellers are responsible for complying with laws and regulations applicable to their property and their activities.

Depending on the property and transaction, this may include requirements relating to:

  • Property ownership
  • Title
  • Registration
  • Taxes
  • Local permissions
  • Building approvals
  • Land-use requirements
  • Rental or lease requirements
  • Real-estate regulations
  • Consumer protection
  • Advertising rules

Vasasthala does not provide legal or property-title certification merely by allowing a listing to be published.

32. No Guarantee of Leads or Transactions

Purchasing a seller plan or publishing a property does not guarantee:

  • A particular number of views
  • Buyer inquiries
  • Phone calls
  • Contact unlocks
  • Property visits
  • Offers
  • Sale
  • Rental
  • Lease
  • Any particular financial return

Paid services provide the features and benefits expressly described on the platform, not a guaranteed business result.

33. Seller Content and Platform Rights

By submitting a property listing, you grant Vasasthala the necessary permission to host, display, format, reproduce, and distribute the submitted listing content through the platform for the purpose of operating, maintaining, and promoting the service.

You continue to remain responsible for the rights associated with your submitted content.

You must have the necessary rights to grant this permission.

34. Seller Data

Information collected from sellers is handled according to the Vasasthala Privacy Policy.

Seller information may be used to operate accounts, manage listings, process payments, prevent fraud, provide customer support, and administer seller plans and platform features.

35. Changes to Seller Services

Vasasthala may change seller plans, pricing, listing limits, features, property categories, or other platform functionality from time to time.

Changes will generally apply to future use or purchases unless otherwise required by law.

We may also discontinue a feature where reasonably necessary.

36. Acceptance of These Seller Terms

By creating a seller account, publishing a property, purchasing a seller plan, or using seller functionality, you confirm that you have read and agree to these Seller Terms & Conditions.

If you do not agree with these terms, you should not use the seller features of the platform.
