Terms & Conditions

Welcome to Vasasthala.

These Terms & Conditions govern your access to and use of the Vasasthala website, services, property listings, user accounts, subscriptions, contact-credit services, and other features provided through the platform.

By visiting, registering on, or using Vasasthala, you agree to follow these Terms & Conditions. If you do not agree with these terms, please do not use the platform.

1. About Vasasthala

Vasasthala is an online property marketplace designed to connect people interested in buying, selling, renting, or leasing properties.

The platform may provide services including:

  • Property search and discovery
  • Property listing and publishing
  • Buyer and seller accounts
  • Seller subscription plans
  • Property listing slots
  • Property Boost and Renew features
  • Buyer contact access
  • Contact-credit purchases
  • Property images and videos
  • User profiles
  • Communication and support features

Vasasthala is a platform that facilitates interaction between users. Unless specifically stated otherwise, Vasasthala does not own, sell, rent, lease, or otherwise represent every property listed on the platform.

2. Acceptance of These Terms

By creating an account or using any feature of the platform, you confirm that:

  • You have read these Terms & Conditions.
  • You understand them.
  • You agree to comply with them.
  • The information you provide is accurate to the best of your knowledge.
  • You will use the platform only for lawful purposes.

If you are using the platform on behalf of another person or business, you confirm that you have the authority to do so.

3. Eligibility

The platform is intended for users who are legally capable of entering into an agreement under applicable law.

You must provide truthful information when creating an account.

We may refuse registration, suspend an account, or restrict access where we reasonably believe that an account has been created using false information, another person’s identity, misleading information, or for an unlawful or abusive purpose.

4. User Accounts

Some features require registration and login.

Users are responsible for:

  • Providing accurate registration information
  • Keeping their login credentials secure
  • Maintaining the accuracy of their profile information
  • Not sharing their account with another person
  • Not creating accounts for fraudulent or abusive purposes
  • Informing us if they suspect unauthorized access

You are responsible for activity carried out through your account unless you can establish that the activity occurred without your authorization and despite reasonable care on your part.

5. Mobile Number Verification and Account Uniqueness

A mobile number may be required for registration and verification.

Vasasthala may use verified mobile numbers to help:

  • Verify accounts
  • Prevent duplicate or fraudulent registrations
  • Maintain account security
  • Administer platform benefits
  • Prevent abuse of free services

Creating multiple accounts to obtain benefits intended for a single user or mobile number is not permitted.

6. Free Seller Plan

Vasasthala may provide an introductory or lifetime Free Seller Plan subject to the rules displayed on the platform.

The Free Seller Plan may provide up to 20 property listing slots, subject to the platform’s eligibility rules.

The Free Plan entitlement is associated with the verified mobile number used for the relevant account.

One mobile number = one lifetime Free Plan entitlement.

Deleting an account does not automatically restore or create another lifetime Free Plan entitlement for the same mobile number.

We may retain a limited record of the mobile-number entitlement for the purpose of preventing repeated or fraudulent use of the Free Plan.

7. Seller Subscription Plans

Vasasthala may offer paid seller plans, including plans such as:

Free Plan

  • Price: ₹0
  • Up to 20 listing slots, subject to eligibility and platform rules

Silver Plan

  • Price: ₹299
  • 50 listing slots
  • Valid for 3 months

Gold Plan

  • Price: ₹699
  • 150 listing slots
  • Valid for 3 months

Plan prices, benefits, availability, and features may be changed in the future. The applicable price and benefits displayed at the time of purchase will apply to that purchase.

Paid-plan activation is subject to successful payment confirmation.

8. Seller Plan Expiry

A paid seller plan is valid for the period stated at the time of purchase.

When a paid plan expires:

  • The plan itself does not automatically renew unless expressly stated otherwise.
  • Unused slots from the expired plan do not carry forward to a later plan.
  • Purchasing a new plan provides the slot allowance associated with the new plan.
  • Existing valid properties may continue according to their own property validity rules, subject to the platform’s terms.

Expiry of a seller plan does not automatically mean that every previously published property becomes invalid solely because the plan has expired.

9. Property Listing Slots

Listing slots are platform usage entitlements that control how many eligible active properties a seller may maintain.

Only properties that qualify as active listings occupy active seller listing capacity according to the platform’s rules.

Draft, expired, and permanently deleted properties do not occupy active listing capacity.

Where a seller does not have sufficient available listing capacity, the platform may prevent publication, restoration, Boost, or Renew actions that require an additional slot.

10. Property Publication and Slot Consumption

Publishing a property may consume a seller listing slot according to the plan and platform rules.

Once a slot has been consumed for a property’s publication, that consumption is treated as permanent for that publication event.

A consumed slot is not automatically returned when a property later:

  • Expires
  • Is moved to Trash
  • Is restored
  • Is permanently deleted

This rule also applies to additional slot consumption caused by Boost or Renew actions.

11. Property Validity

Published properties may have a validity period of 90 days.

The property validity period begins according to the platform’s property activation/publication rules.

When the 90-day validity period ends, the property may become expired and may no longer be displayed as an active property.

A property becoming expired does not refund or restore the seller’s previously consumed listing slot.

12. Boost and Renew

Vasasthala may provide a combined Boost/Renew feature that allows an eligible seller to extend or refresh the validity of a property.

When a Boost/Renew action is successfully completed:

  • The property’s publication date may be updated.
  • The property’s validity period may be reset.
  • A new 90-day validity period may begin.
  • One additional seller listing slot may be consumed.

Every successful Boost/Renew action requiring a slot consumes an additional slot.

There is no automatic refund of that consumed slot if the property later expires, is moved to Trash, restored, or permanently deleted.

The number of Boost attempts is not necessarily limited by a fixed Boost-count allowance. Boosting remains subject to the seller having the required available listing capacity and meeting all other platform requirements.

13. Property Drafts

A seller may save a property as a draft before publishing it.

Draft properties do not occupy active listing capacity.

Drafts may be retained for a limited period. Under the current platform rules, a draft may be permanently deleted after 7 days if it remains unused.

Where a draft is permanently deleted, associated media or other temporary property data may also be removed where applicable.

14. Property Trash and Restoration

A seller may move an eligible property to Trash.

Properties in Trash do not occupy active listing capacity.

Trash items may be retained for up to 30 days under the platform’s current retention rules.

After the applicable retention period, the property may be permanently deleted.

If a seller restores a property from Trash:

  • A valid, non-expired property may be restored only if the seller has sufficient available active listing capacity.
  • An expired property may be restored as expired and hidden rather than becoming active automatically.
  • Restoring a property does not refund any slot that was previously consumed.

15. Seller Responsibility for Property Information

Sellers are responsible for the information they provide.

A seller must ensure that property information is:

  • Accurate
  • Current
  • Not intentionally misleading
  • Not fraudulent
  • Submitted with the necessary authority or permission
  • Consistent with applicable laws

Sellers must not knowingly publish:

  • Fake properties
  • Duplicate or misleading listings
  • False ownership claims
  • Incorrect prices intended to deceive users
  • Misleading photographs
  • Property information belonging to another person without authorization
  • Content that violates applicable law

Vasasthala may remove, restrict, reject, or suspend listings that violate these requirements.

16. Seller Authority and Verification

Posting a property does not mean that Vasasthala has verified ownership, title, approvals, permissions, encumbrances, or legal status of the property unless a listing is specifically identified as having undergone a particular verification process.

Sellers should have the legal right or appropriate authority to advertise the property.

Buyers should independently verify ownership, title, approvals, documents, location, price, availability, and other important property information before entering into a transaction.

17. Property Photos, Videos and Other Media

Sellers are responsible for ensuring that they have the right to upload photographs, videos, descriptions, and other materials.

Uploaded content must not infringe another person’s copyright, privacy, trademark, or other legal rights.

Vasasthala may remove media or listings that violate these Terms or applicable law.

Where the platform imposes image or video limits under a seller plan, sellers must comply with those limits.

18. Buyer Accounts

Buyers may browse available properties and use buyer-specific platform features after registration where required.

Some information, including seller contact details or exact property information, may require the buyer to be logged in and/or to use an eligible contact credit.

Buyers must use information obtained through the platform responsibly and only for legitimate purposes.

19. Buyer Contact Credits

Registered buyers may receive a limited number of free contact credits according to the current platform offering.

The current planned free allowance is 20 buyer contact credits.

A contact credit may be used to unlock access to seller contact information associated with an eligible property.

The platform may also offer additional contact credits for purchase when the buyer’s free credits have been exhausted.

20. Contact Credit Purchases

Vasasthala may allow buyers to purchase additional contact credits, including contact-credit packs offered at the price displayed at the time of purchase.

The current planned additional-credit purchase may include 20 contacts for ₹50, subject to change.

A successful purchase will be recorded against the buyer’s account.

Purchased credits may be subject to the terms, validity period, and usage conditions displayed at the time of purchase.

21. Contact Unlock Records

When a buyer uses a contact credit to unlock a property, the platform may record the buyer’s access to that property.

A buyer should not assume that using a contact credit creates ownership, brokerage rights, exclusivity, or any other legal interest in the property.

Contact access is provided only as a platform feature to facilitate communication between interested users.

22. Misuse of Seller Contact Information

Seller contact information obtained through Vasasthala must not be:

  • Sold or redistributed
  • Added to marketing lists without permission
  • Used for spam
  • Used for harassment
  • Used for threats or abuse
  • Shared publicly without authorization
  • Used for unlawful purposes

We may suspend or terminate accounts that misuse contact information.

Where appropriate, we may also restrict future access to contact-related features.

23. Payments

Paid services may include:

  • Seller subscription plans
  • Buyer contact-credit purchases
  • Boost/Renew services
  • Other paid features introduced by Vasasthala

Payments may be processed through third-party payment gateways.

A service will normally be activated only after successful payment confirmation is received through the applicable payment system.

Users must not attempt to manipulate payment confirmations, transaction records, payment responses, or other technical processes.

24. Prices and Changes to Paid Services

Prices displayed on the platform may change from time to time.

Any new price will generally apply to future purchases and will not change the price of a transaction that has already been successfully completed, except where required by law or agreed with the customer.

Before making a payment, users should review:

  • Service being purchased
  • Price
  • Duration
  • Available benefits
  • Applicable terms
  • Refund/cancellation conditions

25. Refunds and Cancellations

Refunds and cancellations are governed by the Refund & Cancellation Policy published on the platform.

Users should review that policy before making a payment.

Where a payment is reversed, refunded, disputed, or otherwise invalidated, Vasasthala may reverse or suspend the associated paid benefit where reasonably necessary.

26. No Guarantee of Property Transactions

Vasasthala provides a platform for users to discover and interact with property listings.

We do not guarantee that:

  • A property will be available when you contact the seller.
  • A seller owns the property.
  • A property description is completely accurate.
  • A stated price is final.
  • A buyer or seller will respond.
  • A transaction will be completed.
  • A property is legally suitable for a particular purpose.
  • A property has clear title or required approvals.

Users are responsible for conducting their own due diligence.

27. No Direct Property Transaction by Vasasthala

Unless specifically stated otherwise, Vasasthala is not a party to the sale, purchase, rental, lease, brokerage, agreement, payment, or other transaction between users.

Any agreement or transaction between a buyer and seller is entered into at their own responsibility.

Users should obtain professional legal, financial, technical, or property advice where appropriate.

28. User Conduct

Users must not use the platform to:

  • Commit fraud
  • Misrepresent identity
  • Publish false property information
  • Create duplicate accounts to obtain benefits
  • Circumvent payment systems
  • Attempt unauthorized access
  • Upload malicious software
  • Scrape or copy platform data in an abusive manner
  • Harass other users
  • Send spam
  • Misuse seller contact information
  • Violate another person’s rights
  • Promote unlawful activities
  • Interfere with the operation or security of the website

29. Prohibited Listings

Vasasthala may prohibit or remove listings that involve unlawful activities, fraudulent property claims, misleading information, prohibited goods or services, or content that violates applicable law or platform rules.

We may also restrict categories or listing types where necessary for legal, safety, operational, or business reasons.

30. Duplicate and Misleading Listings

Users should not intentionally create multiple listings for the same property in a manner designed to manipulate search results, avoid platform limits, or mislead other users.

We may merge, restrict, remove, or suspend duplicate or misleading listings.

31. Listing Moderation

We may review listings, accounts, media, or other content for security, quality, policy compliance, or legal reasons.

However, the presence of a listing on the platform does not mean that Vasasthala guarantees its accuracy, ownership, legality, or authenticity.

We may remove or restrict content when we reasonably believe that doing so is necessary.

32. Account Suspension or Termination

We may suspend, restrict, or terminate an account where we reasonably believe that a user:

  • Violated these Terms
  • Provided false information
  • Engaged in fraud or abuse
  • Misused contact information
  • Attempted to manipulate platform benefits
  • Used the platform unlawfully
  • Created duplicate accounts to obtain restricted benefits
  • Threatened the security or operation of the platform

Where appropriate, we may provide notice or an opportunity to resolve the issue.

Serious violations may result in immediate restriction or termination.

33. Effect of Account Deletion

A user may request account deletion in accordance with the platform’s account-deletion process.

Deleting an account does not automatically:

  • Refund previous purchases
  • Restore consumed seller slots
  • Restore expired plans
  • Restore used buyer contact credits
  • Restore the Free Plan entitlement associated with a previously used mobile number

Transaction, security, legal, and other records may be retained where necessary.

34. Intellectual Property

The website, including its design, branding, software, layout, graphics, text, logos, and original platform content, may be protected by intellectual property laws.

Users may use the platform only for its intended purpose.

Users must not copy, reproduce, modify, distribute, sell, reverse engineer, or commercially exploit platform content or software without appropriate permission, except where permitted by law.

Property content submitted by users remains subject to the rights of the respective users or rights holders. By submitting content for publication, users grant Vasasthala the necessary permission to host, display, reproduce, format, and distribute that content through the platform for operating and promoting the service, subject to applicable law.

35. Third-Party Services

The platform may depend on third-party services such as:

  • Payment gateways
  • Hosting providers
  • OTP/SMS providers
  • Email providers
  • Analytics services
  • Security services
  • Other technical service providers

Third-party services may have their own terms and privacy policies.

Vasasthala is not responsible for independent third-party services outside its reasonable control.

36. Website Availability

We aim to keep the platform available and reliable, but continuous availability cannot be guaranteed.

The website may occasionally be unavailable because of:

  • Maintenance
  • Updates
  • Technical problems
  • Hosting or network failures
  • Security incidents
  • Third-party service interruptions
  • Circumstances beyond our reasonable control

We may change, suspend, or discontinue features when reasonably necessary.

37. Accuracy of Platform Information

We try to keep platform information accurate, but errors may occasionally occur.

Information relating to:

  • Property listings
  • Prices
  • Plan benefits
  • Slot counts
  • Contact-credit balances
  • Availability
  • Features
  • Promotional offers

may change or contain unintended errors.

We may correct errors and update information when identified.

38. Limitation of Responsibility

To the extent permitted by applicable law, Vasasthala is not responsible for losses arising directly or indirectly from:

  • Transactions between buyers and sellers
  • Incorrect property information supplied by users
  • Fraud committed by users
  • Property ownership disputes
  • Title or document issues
  • Property condition
  • Changes in property availability
  • User misconduct
  • Third-party services
  • Internet or technical failures
  • Unauthorized use of an account caused by the user’s failure to protect credentials

Nothing in these Terms is intended to exclude any liability that cannot legally be excluded.

39. Indemnification

To the extent permitted by law, a user may be responsible for losses, claims, liabilities, or reasonable expenses arising from the user’s:

  • Violation of these Terms
  • Misuse of the platform
  • Fraudulent activity
  • Unlawful conduct
  • Infringement of another person’s rights
  • Property information or content submitted by the user

This provision does not limit any rights available to users under applicable law.

40. Changes to These Terms

We may update these Terms & Conditions when the platform, business model, features, pricing, or applicable legal requirements change.

Updated terms will be published on this page with a revised effective or updated date.

Continued use of the platform after an update may constitute acceptance of the revised terms where permitted by applicable law.

For material changes, we may provide additional notice where reasonably appropriate.

41. Governing Law and Jurisdiction

These Terms shall be governed by the applicable laws of India.

Any dispute arising in connection with the platform or these Terms will be subject to the jurisdiction of the courts having appropriate jurisdiction over the matter, subject to applicable law.

The specific jurisdiction may be updated when the business’s final legal structure and operating address are established.
